Episode #04 Show Notes

1. Use a PMS (Property Management Software) to send auto responses to guests when keywords are triggered. 

2. Have rental agreements that are legally binding sent to your customers to cover for things that Airbnb may not cover through their customer resolutions center.

3. Build your brand and get independent from the platform.

4. Get your properties on Google Maps to build brand awareness.

5. Run ads on social media sites targeting your previous guests and their social circles.

6. If you have cookware, include recipes they can make and where to get the groceries.

7. Get together with other hosts and be vocal about STR, why it’s good for the community, and why it should be allowed. 

8. Building a brand helps people remember where they stay. People are more likely to go back if they can remember you positively. 

9. Realize what you are good at and focus on that while outsourcing the things you are not.

10. Don’t give anyone discounts because people who ask for discounts often are the biggest headaches.
