Today I had the honor of speaking with the amazing Kate Birtch from episode #2. Kate is a host with multiple properties and is also the founder of Property Protect, a short term rental insurance company that fills a pretty unique space in between Airbnb’s resolution center and your primary home insurance.
In this episode, Kate educates us on what to look for with insurance, what you need to be covered for different business models such as subleasing and cohosting, what property protect covers and the steps you need to take when an incident does happen.

1. Find out exactly what your insurance carrier permits for short term renting.
2. Every time you file a claim it will show up on your clue report which follows you and you don’t want that as it increases your insurance rates.
3. If you are managing other people rentals, make sure you have errors and omissions insurance.
4. If running a rental arbitrage business, make sure you have general liability insurance.
5. Make sure you get the guest to acknowledge the incident on Airbnb to help with any claims process.
6. Shop around for different carries once a year to get the most competitive rates.
