Nancy likes to call herself a vacation rental geek as she is the founder of FLARBO (Florida rental by owner) which is a direct booking site, she’s a frequent writer for the Vacation Rental Marketing Blog, and is also a trainer at the Vacation Rental Mastered workshops.

1. Start with your marketing when attracting your ideal customer
2. Make sure your message is clear and consistent “We are private owners and not interested in renting to party people or people who wont respect our home.”
3. Look for question triggers such as “wheres the nearest night club?”
4. Gauge your potential customers by asking questions like “What is your dream vacation? What are you looking for with your stay?”
5. Make a photo album of items in house as a “operations manual” that also can be used as a checklist.
6. Nurture your guest all the way through their stay with a redeveloped nuture email campaign
7. Create local Facebook groups for your target area to highlight attractions and activities. Groups can create brand awareness and market knowledge.
8. Offer something that no one else has to offer to stand out above the crowd.
9. When choosing your business partners, make sure your goals and values align to not stunt growth or create complications.
10. Focus on only 2-3 social media channels to help create brand awareness, this helps focus and create higher quality content.
11. To help garner reviews, create an outgoing nurture campaign to help take care of your guests experience after they leave.
12. Put your listing on the county visitor board to get customers who are shopping in the area for places to stay.
